Is a
Photo ID required to tour an apartment?
Yes, at least one prospect in the
group over age 18 must provide a government issued photo identification prior
to viewing an apartment.
How much is the application fee?
The application fee is $90 per person over the age of 18.
How much is the administration fee?
The administration fee is $200 per apartment home.
How much is the pet fee and pet rent?
$300-$400 Pet Fee (per pet)
$30-$40 Monthly Pet Rent (per pet)
There is no charge for ($0) for an Assistance Animal Accommodations Request.

Pet profiles are active for one year upon completion.
What is included with the rent?
Our rents include cable and high speed internet in every apartment home. However, the property does offer an all-inclusive package that will allow for you to include the electricity and water and sewer. Additional rates do apply.
Can I pay my rent online?
You can pay your rent online along with enter work orders online through your online resident portal.
What are your income requirements?
A minimum gross monthly income of 2 ½ times the monthly rent is required. Documentation must be provided to verify all forms of income stated on the rental application. The following forms of documentation are accepted to verify regular recurring income:
- 2 consecutive pay stub(s) from current employer(s) which must be dated within the past 45 days and must indicate the applicant's name, address, company name and gross annual salary to date.
- Notarized employment contracts, letters, or statements of income or notarized Verification of Employment Form.
- W2 or 1099 that is dated within the last 90 days – need to see original; make copy for file.
- Government documents detailing benefits (includes Child Support, SS Income, Alimony support.) Student financial aid report.
If the applicant is unable to provide documentation of regular recurring income, bank statements can be used for income verification and the following conditions will apply: the bank statements must be in the applicant's name and must reflect a minimum balance equal to or greater than three (3) times monthly rental amount multiplied by the number of months in the requested lease term.
Do you require renters insurance?
Yes, a customized link will be sent at the approval of your application. We offer the convenience of including the cost of renters insurance with your monthly rent or you can provide your own 3rd party policy. Requirements are detailed in the link you will receive after your application is approved.
